Brownfield Redevelopment & Adaptive Re-Use Projects

J.G. Petrucci Co. (JGPCO) believes that redevelopment is the future of real estate in New Jersey and Pennsylvania. Most developers will not even begin to tackle an environmentally contaminated or brownfield site. Our expertise however, allows us to successfully turn underutilized, obsolete and contaminated industrial sites into productive, functioning facilities that result in jobs and economic growth for the community. The project listed below have cleaned up over 135 contaminated acres and created over 2,000 jobs.

GARGIULO PRODUCE


Location: Hillside, NJ
Size: 148,850 sq. ft.
JGPCO demolished 12 obsolete industrial buildings on the 12-acre former Cooper Alloy site, remediated the existing environmental conditions, and constructed this state-of-the art produce distribution facility for Gargiulo Produce. Gargiulo is a third-generation company and one of the largest distributors of fresh fruits and vegetables in the United States.

cigars international

Location: Bethlehem, PA
Size: 113,543 square feet
Cigars International is a subsidiary of Swedish Match AB, a $1.8 billion global manufacturer and distributor of premium cigars.  The company relocated to 1911 Spillman Drive from Bath, Pennsylvania, nearly tripling the size of its space.  The building serves not only as headquarters for Cigars International, but as a warehouse/distribution center and call center.  In addition, the facility features a 41,600 square foot humidor. Warehouse clear ceiling height is 28 feet and bay spacing is 45’-6” x 45’-0”. 1911 Spillman Drive is located within Lehigh Valley Industrial Park VII and is part of the largest brownfield redevelopment project in the United States, a more than 1,000 acre site formerly occupied by Bethlehem Steel.

ThorLabs Inc.

Location: Newton, NJ
Size: 120,000 square feet

JGPCO is in the process of designing and building a new 120,000 sq. ft. three-story world headquarters for Thorlabs Inc. at 56 Sparta Avenue in Newton, New Jersey. The project marks the commencement of a major redevelopment initiative of the Town’s historically known manufacturing and industrial hub and will serve as a benchmark for future redevelopment projects. Ground was broken on October 1, 2010 for the new facility consisting of 48,000 sq. ft. of first floor production and warehouse space, 25,020 sq. ft. of second floor manufacturing and research space and 25,020 sq. ft. of third floor headquarters office space. The facility has been designed to incorporate green building features and can accommodate future phases of expansion in aggregate up to 300,000 SF ensuring the long-term allegiance of Thorlabs to the Town of Newton. Construction is expected to be completed by the end of 2011.


2121 LEHIGH STREET / Bennett Toyota

Location: Allentown, PA
Size: 200,000 square feet

A brownfield property on the Lehigh Street “Auto Mile,” formerly occupied by Exide Battery, was acquired by JGPCO in December 2005 and then taken through the Act 2 voluntary clean-up process with Pennsylvania DEP. JGPCO not only transformed the environmentally impacted site, but was able to partner with Bennett Toyota to design and build Toyota/Scion’s first LEED Certified dealership in the Mid Atlantic Region, bringing over 150 new jobs and additional taxable revenue to the City of Allentown. The 46,130 sq. ft dealership was completed and delivered to Bennett Toyota in  May 2011.


middlesex logistics center

Location: Edison, NJ
Size: 572,000 square feet

Middlesex Logistics Center is located on a 42-acre portion of the ILR Landfill adjacent to Exit 10 of the New Jersey Turnpike. JGPCO was able to obtain 30 separate permits and approvals that were required for the development of this 572,000 sq. ft. industrial facility.  Situated just 19 miles from Ports Elizabeth and Newark, the building was designed with numerous state-of-the-art features such as 36-foot clear ceiling heights, parking for 149 trailers, 108 cross-load dock doors, four drive-ins, 50-foot by 60-foot stage bays, an ESFR sprinkler system and more.

JGPCO is in the process of getting the site pad ready. JGPCO entered into a joint venture with Clean Earth Inc. to import roughly 750,000 tons of structural fill in order to raise the site approximately 14 feet. The select site work being undertaken includes deep dynamic compaction, deep methane extraction, a storm basin and erosion and sedimentary controls, as well as some utility and retaining wall work.

Wakefern / price Rite

Location: Bethlehem, PA
Size: 170,000 square feet
This project involved the redevelopment of the former Durkee Foods plant, which occupied a 33-acre brownfield site in Bethlehem, Pennsylvania.  JGPCO remediated the site and designed and built a new 35,485 sq. ft. PriceRite Supermarket for the Wakefern Corporation.  It now bears the address of 925 Martin Court.  In addition, JGPCO prepared the site for what ultimately became a 133,841 sq. ft. Lowe’s Home Improvement Warehouse, opened in August 2006 and a 200-unit garden apartment development.  More than $2 million in road improvements were also completed at the site, which is located at the juncture of 8th Avenue and the Rt. 378 interchange.
