brownfield redevelopment Projects

Both of the following two projects are situated within the Saucon Tract at Lehigh Valley Industrial Park VII. Known as Bethlehem Commerce Center, the site is part of the former Bethlehem Steel plant property and is the largest brownfield redevelopment project in the State of Pennsylvania.

cigars international

Location: Bethlehem, PA
Size: 113,543 square feet
Cigars International is a subsidiary of Swedish Match AB, a $1.8 billion global manufacturer and distributor of premium cigars.  The company relocated to 1911 Spillman Drive from Bath, Pennsylvania, nearly tripling the size of its space.  The building serves not only as headquarters for Cigars International, but as a warehouse/distribution center and call center.  In addition, the facility features a 41,600 square foot humidor. Warehouse clear ceiling height is 28 feet and bay spacing is 45’-6” x 45’-0”. 1911 Spillman Drive is located within Lehigh Valley Industrial Park VII and is part of the largest brownfield redevelopment project in the United States, a more than 1,000 acre site formerly occupied by Bethlehem Steel.

RECEIVABLE MANAGEMENT SERVICES

Location: Bethlehem, PA
Size: 80,000 square feet
Construction of a new 80,000-sq. ft. headquarters and customer service center for Receivable Management Services (“RMS”) was completed in January 2007. It is the first office project in Lehigh Valley Industrial Park VII. 

SYNCHRONOSS TECHNOLOGIES, INC.

Location: Bethlehem, PA
Size: 62,000 square feet
Ground was broken in August 2008 for a new data and technical operations center for Synchronoss Technologies, Inc. (“STI”).  As part of the project, STI’s Research and Development Center at 1525 Valley Center Parkway in Bethlehem will be re-located to the new facility, which will have an address of 1555 Spillman Drive.



GARGIULO PRODUCE


Location: Hillside, NJ
Size: 148,850 sq. ft.
JGPCO demolished 12 obsolete industrial buildings on the 12-acre former Cooper Alloy site, remediated the existing environmental conditions, and constructed this state-of-the art produce distribution facility for Gargiulo Produce. Gargiulo is a third-generation company and one of the largest distributors of fresh fruits and vegetables in the United States.

ARC KOHLER SCHOOL

Location: Mountainside, NJ
Size: 33,000 square feet
JGPCO acquired 1137 Globe Ave. in Mountainside, NJ, from National Tool and Manufacturing Co. The building was a 33,000-sq. ft. industrial manufacturing facility that JGPCO converted into a state-of-the-art school for the Arc of Union County. The school serves approximately 55 children between the ages of 3 and 9 and has the capacity to serve up to 90 children. This property is another example of a build-to-suit project in which JGPCO re-developed an underutilized brownfield site for the betterment of the local community.

2121 LEHIGH STREET (EXIDE TECHNOLOGIES SITE)

Location: Allentown, PA
Size: 200,000 square feet
Constructed in the 1950’s on a 13-acre site, the 200,000-sq. ft. facility was vacant and decaying when it was acquired by JGPCO.  Formerly used to manufacture automotive batteries, the site is located in the Allentown Enterprise Zone and was identified as one of the priority clean up sites in the region. JGPCO demolished the building and remediated this brownfield site with State, Local, and Federal support. The current end use proposal is for the construction of a retail shopping center.

1001 8TH AVENUE (DURKEE FOODS)

Location: Bethlehem, PA
Size: 170,000 square feet
This project involved the redevelopment of the former Durkee Foods plant, which occupied a 33-acre brownfield site in Bethlehem, Pennsylvania.  JGPCO remediated the site and designed and built a new 35,485 sq. ft. PriceRite Supermarket for the Wakefern Corporation.  It now bears the address of 925 Martin Court.  In addition, JGPCO prepared the site for what ultimately became a 133,841 sq. ft. Lowe’s Home Improvement Warehouse, opened in August 2006 and a 200-unit garden apartment development.  More than $2 million in road improvements were also completed at the site, which is located at the juncture of 8th Avenue and the Rt. 378 interchange.

BRIDGEWORKS INDUSTRIAL CENTER

Location: Allentown, PA
Size: 87,500 square feet
This project, know as "Bridgeworks by the Creek," was a public-private partnership between JGPCO and the Allentown Economic Development Commission (“AEDC”).  Located on South 10th Street in Allentown, the 7.65 acre site was remediated by JGPCO prior to the completion of an 87,500-sq. ft. building in 2007.  The property is within a Keystone Opportunity Zone (“KOZ”), allowing tenants to be State and Local tax-free until December 31, 2010.

CEREBRAL PALSY OF NORTHERN NJ – HORIZON HIGH SCHOOL

Location: Livingston, NJ
Size: 35,000 square feet
JGPCO acquired 71-77 Okner Parkway and redeveloped the industrial facility into a new high school for Cerebral Palsy of North Jersey. The design more than doubled the building's square footage to approximately 35,000 square feet. The project included a state of the art therapy pool and numerous specialty rooms.

Location: Nutley, NJ
Size: Luxury Apartment Units
In this brownfield redevelopment project, JGPCO received full approvals for seventy-two (72) 1- & 2-bedroom units in four buildings.  The 3.64-acre parcel had been the site of an obsolete and deteriorating industrial facility that was vacant for more than 10 years when JGPCO acquired the property.  The new complex is located just 9 miles from the Lincoln Tunnel and will provide much needed new housing in a constrained and undersupplied market consisting primarily of older stock.

middlesex logistics center

Location: Edison, NJ
Size: 572,000 square feet
Middlesex Logistics Center is located on a 42-acre portion of the ILR Landfill adjacent to Exit 10 of the New Jersey Turnpike. JGPCO was able to obtain 30 separate permits and approvals that were required for the development of this 572,000 sq. ft. industrial facility.  Situated just 19 miles from Ports Elizabeth and Newark, the building was designed with numerous state-of-the-art features such as 36-foot clear ceiling heights, parking for 149 trailers, 108 cross-load dock doors, four drive-ins, 50-foot by 60-foot stage bays, an ESFR sprinkler system and more.
