JGPCO is proud of its numerous public/private partnership developments that have not only revitalized blighted properties in a number of communities, but created jobs and economic prosperity.  Projects include manufacturing, flex and warehouse/distribution space and involve a number of government and quasi-government entities.



south amboy community center

Location: South Amboy, New Jersey

Summary  
JGPCO is building an approximately 35,000 square foot Community Center for the City of South Amboy, New Jersey at a site located between Broadway and Portia Street. The center will function as a traditional YMCA, providing recreational and community activities. In addition to a large atrium and office space, the facility will have a senior and fitness center, a gymnasium, a six-lane pool, a babysitting area, and a wellness center geared toward teens, adults and families. Construction is to be completed by September 2010. The center will be operated in partnership with the Metuchen-Edison-Woodbridge YMCA. The Metuchen-Edison-Woodbridge YMCA has signed a 20-year lease on the building with two renewal options.


Bridgeworks by the Creek Industrial Center

Summary  
JGPCO constructed an 87,500 sq. ft. industrial flex building on 6.8 acres of land owned by AEDC.  The site was a former Mack Truck facility on Allentown’s east side and subject to a State of Pennsylvania DEP consent order agreement for remediation and capping.  JGPCO brought Eastern Surfaces Co. to the project and built out 57,500 sq. ft. for them, including a 12,500 sq. ft. mezzanine.  An estimated 65 jobs will ultimately be created at Eastern Surfaces.

Techo-Bloc Corp.

Summary  
This 2004 project involved the construction of a 42,500 sq. ft. speculative shell building with plans to build two additional buildings.  Techo-Bloc was recommended to the site by the Pennsylvania Governor’s Action Team and the Two Rivers Area Chamber of Commerce.  Techo-Bloc, a Canadian manufacturer of hardscaping products (such as paving stones and masonry stones), purchased the 20-cre site with JGPCO constructing another 14,500 sq. ft. to complete a 57,000 sq. ft. manufacturing facility.  In 2007, JGPCO built a second, 35,000 sq. ft. expansion for Techo-Bloc.  Approximately 70 jobs were created. The project was honored with the Governor's Award for Local Government Excellence.

Exide Battery Site

Summary  
This project involved the purchase, remediation and land development planning for a 13.8 acre industrial site on Lehigh Street in Allentown.  The site was heavily contaminated as it was historically a battery manufacturing plant for the Exide Corporation.  The site was marketed successfully by JGPCO and will be developed as a retail center occupied by a state-of-the-art automobile dealership and several retail pad sites.  The first phase of the project should be completed in 2009.

Enterprise Avenue Redevelopment Area

Summary  
JGPCO will develop two 54,000 sq. ft. buildings on a former brownfield site once occupied by Carter Wallace and Federated Metals.  The site is within Trenton’s Urban Enterprise Zone (“UEZ”).  As part of the project, a public greenway will be constructed and a rail spur will be relocated, leaving seven acres available for development.  A significant component of the Redevelopment Plan is the call for green and sustainable design elements. It is expected that when the project is completed, the two new facilities will generate between 80 and 100 permanent new jobs.

Middlesex Logistics Center (Former ILR Landfill)

Summary  

Within a 24-month period, JGPCO’s Development Team was able to obtain 16 NJDEP and 2 municipal permits and approvals required for the development of this 572,000 sq. ft. facility.  Located at Exit 10 of the New Jersey Turnpike, just 19 miles from Ports Elizabeth and Newark, the building was designed with numerous state-of-the-art features such as 36-foot clear ceiling heights, parking for 149 trailers, 108 cross-load dock doors, four drive-ins, 50-foot by 60-foot stage bays, an ESFR sprinkler system and more.
