J.G. Petrucci Company, Inc. On Fire with Over 1M SF of Activity This Summer

J.G. Petrucci Company, Inc. (Petrucci), one the region’s most respected Development and Design/Build organizations, had a hot Q3 2026, with over 1,000,000 square feet of activity across new leases, acquisitions, renewals, and projects delivered. The properties feature a variety of uses, from manufacturing and cold storage to distribution and retail.
New Leases
An undisclosed food manufacturer will occupy 62,112 square feet at 757 Hellertown Road in Bethlehem, Pennsylvania, located within Lehigh Valley Industrial Park VII. The brand-new warehouse is currently under construction in joint venture with BGO, and delivery is expected this fall. The tenant plans to use the space for cold storage and assembly operations. A full tenant fit-out will be completed by Petrucci’s in-house construction management firm, Iron Hill Construction Management (Iron Hill). J. Eustace Wolfington with Newmark represented the tenant, and Jeff Lockard, Kevin Lammers, and Maria Ratzlaff with JLL represented the landlord.
As part of the same joint venture in Lehigh Valley Industrial Park VII, leading pet food brand Freshpet will move into a 216,000-square-foot cold storage facility later this year. This will be the brand’s first dedicated cold storage facility, contributing to the distribution of their temperature-sensitive products. In addition, Freshpet operates manufacturing facilities in Bethlehem, Pennsylvania and Ennis, Texas, and corporate headquarters in Bedminster, New Jersey.
An undisclosed international food manufacturer has leased 156,000 square feet at 1025 Feather Way in Lehigh Valley Industrial Park VII in Bethlehem, Pennsylvania. Brian Wilson with Resource Realty represented the Tenant, and Vincent Ranalli, Ryan Barros, Tony Gruenling, Leah Balerno, Kevin Kelly, and Andrew Belcher with CBRE represented the landlord.
Two new tenants are coming to 539 Jacksonville Road in Warminster, Pennsylvania, bringing the 112,000-square-foot building to 100% occupancy. Commercial refrigeration rental company Lowe Rental Inc. will occupy 48,500 square feet, and precision engraver Innotech Laser will occupy the remaining 17,000 square feet. These transactions were facilitated by Sean Durkin and Frank Roddy with Roddy, Inc.
70,000 square feet of Class-A warehouse space at 2500 Emrick Boulevard in Bethlehem, Pennsylvania has been leased to an undisclosed tenant. The transaction was facilitated by Chad Hillyer with CBRE and Michael Adams, SIOR, Sarah Finney Miller, and Collin Holben with NAI Summit. The tenant will join HAWE Manufacturing, Inc., who occupies the remaining 50,000-square foot suite within Lehigh Valley Industrial Park VI.

Acquisitions
Petrucci acquired a 36,000-square-foot office, warehouse, and manufacturing facility located at 2124 Avenue C in Bethlehem, Pennsylvania. The single-story space features a state-of-the-art data monitoring and networking command center. It is currently occupied by RCN Telecom Services, Inc., a provider of high-speed internet, digital phone, cable television, and business connectivity solutions. The transaction was facilitated by Jon Gelman with Gelcor Real Estate.
The firm also acquired a 50,593-square-foot office and lab space located at 7150 Windsor Drive in Allentown, Pennsylvania. The space is occupied by Mérieux NutriSciences, a global leader in food safety and quality testing. The transaction was facilitated by Matthew Blumberg with JLL.
Renewals
Rodon Limited Partnership, a plastic injection molder, renewed their lease at 2990 Bergey Road in Hatfield, Pennsylvania. Rodon occupies 50,000 square feet of the 124,792-square-foot building. This transaction was facilitated by Jon Gelman with Gelcor Realty.
Strahman Valves, a premier manufacturer of high-quality washdown and industrial valve products, renewed their lease for 54,000 square feet of manufacturing space at 2801 Baglyos Circle in Bethlehem, Pennsylvania. The transaction was facilitated by Bill Wolf with CBRE.
Lastly, Curaleaf, a leading medical and recreational cannabis dispensary, renewed their lease at 1440 Manheim Pike in Lancaster, Pennsylvania.

Projects Delivered
To celebrate the premier event venue’s 20-year anniversary, J.G. Petrucci and Iron Hill completed a $10-million renovation for The Palace at Somerset Park in Somerset, New Jersey. The 72,000-square-foot event complex is located on 30 acres of picturesque grounds and was originally delivered by Petrucci and Iron Hill in 2005. Renovations spanned two years and two phases, including brand-new indoor/outdoor pavilions, new bride and groom’s suites, updates to the ballrooms, redone cocktail hour spaces, and refreshments to the decorations.
An 80,522-square-foot industrial facility was completed for an undisclosed client at 100 Commerce Lane in Easton, Pennsylvania. The location offers excellent proximity to Route 33 and is just minutes from the New Jersey/Pennsylvania border.
Earlier this summer, Petrucci and Iron Hill delivered a 71,300-square-foot gnocchi manufacturing plant in Allenwood, PA for Il Pastaio. The $12.5-million facility marks the Italian company’s expansion to the United States, and will support the creation of 74 full-time jobs.
This August, Bosch Rexroth celebrated the grand opening of a 50,000-square-foot logistics center on their industrial hydraulics campus in Bethlehem, Pennsylvania. The expansion, completed in less than a year, features an advanced AutoStore system which will greatly increase distribution capabilities.
