J.G. Petrucci Company, Inc. (Petrucci), one of the region’s leading Development and Design/Build firms, recently began vertical construction on a 107,000-square-foot industrial development in Pedricktown, New Jersey. Gateway Flex Center is located at 5 Industrial Way, offering future tenants Class-A space in a prime location. Construction is being completed by Iron Hill Construction Management (Iron Hill), Petrucci’s in-house construction management firm.
The building will feature modern industrial specifications, including 40-foot clear height, 22 dock doors, two drive-in doors, 69 car parking spaces and ample truck parking. The slab will not be poured, providing flexibility for cold storage and food processing users’ underground plumbing requirements.
The property is located directly adjacent to Exit 7 of Route 295, offering easy access to the New Jersey Turnpike, Delaware Memorial Bridge, and Commodore Barry Bridge. Gateway Flex Center is surrounded by several notable corporate neighbors, including UPS, Goya, Five Below, and Walmart. In addition, PILOT tax abatement approvals are in place for the property.
“We designed Gateway Flex Center with food and cold storage users in mind,” says Joe Petrucci, President. This building is ideal for companies with underground plumbing requirements that need to be close to the Port of Philadelphia.”
This property is currently available for lease- for more information, prospective tenants can reach out to John Gartland or Sean Duncan with Cushman & Wakefield.
