
J.G. Petrucci Completes Flex Industrial Conversion of Former Call Center

Safran Landing Systems, the world leader in aircraft landing and braking systems, leases the remaining 40,300 SF at 240 Emery Street in Bethlehem, PA
J.G. Petrucci Company, Inc. (Petrucci) announced the lease of 40,300 square feet at 240 Emery Street to Safran Landing Systems Wheel & Braking Services, LLC (Safran). Jim Hazard and Eric Zahniser with Cresa Global, Inc. represented Safran Landing Systems in the transaction, and Paul Touhey and Cody Lehrer with CBRE, Inc. represented Petrucci.
240 Emery Street is an 80,216-square-foot building in Bethlehem, PA located within Lehigh Valley Industrial Park VII, that was originally constructed as a call center. When the previous tenant downsized their business, Petrucci decided to convert the building from a call center into a flexible industrial space. Petrucci recognized the demand for small bay industrial space in the Lehigh Valley, a severely underserved market. The first half of the building was leased to Evident Corporation, a wholly owned subsidiary of Olympus Corporation, in 2022. Safran brings the building to full occupancy.
Safran Landing Systems will use the space to perform repair and overhaul services on a variety of OEM wheel and brake products. The company plans to use 35,000 square feet for light assembly, repair, and warehouse space, and the remaining 5,000 square feet will be used as office space. Safran Landing Systems will leverage the location of this new facility to provide their customers with greater flexibility, reduce turnaround times, and cut down on transportation costs. It will be one of five repair facilities located throughout the U.S. dedicated to Wheels & Brakes services for Safran Landing Systems.
Iron Hill Construction Management, Petrucci’s in-house construction firm, completed the turnkey construction for Safran Landing Systems.
