Fortune 500 Company will occupy one of J.G. Petrucci’s latest projects

Big Lots will lease the 587,100 sq. ft., Bethel Industrial Center @ 78
J.G. Petrucci Company, Inc., one of the region’s leading development and design/build firms, in a joint venture with global real estate investment manager DWS, has leased its latest industrial development to discount retailer, Big Lots, at Bethel Industrial Center @ 78, located at 9141 Old Route 22, Bethel, PA. The Fortune 500 company will use the newly constructed space as a warehouse and distribution facility, taking advantage of the site’s convenient location to major roadways.
Recognizing the site’s potential immediately, J.G. Petrucci and DWS, on behalf of one of its US institutional real estate funds, entered into a joint venture to develop a 587,100 sq. ft. distribution facility directly off Interstate 78. Situated on 45 Acres, the newly constructed best-in-class LEED Certified facility features 40′ clear height, 108 dock doors, ample vehicle and trailer parking, ESFR sprinklers, and LED lighting. The effective and efficient design provides Big Lots with a state-of-the-art facility to accommodate their growing demand in the eCommerce space, with premier access to regional parcel and intermodal facilities.

In need of more space, Big Lots looked to Eastern Pennsylvania for a large industrial solution with a strict delivery timeframe. After issuing a proposal on behalf of the tenant, JLL brokers, Mike McCreary, Larry Maister, Ryan Barros, and Matt Powers worked with J.G. Petrucci and JLL Broker Jeff Lockard to locate the appropriate site for Big Lots next home.
J.G. Petrucci’s in-house construction firm, Iron Hill Construction Management, constructed the speculative development and tenant fit-out work for Big Lots.
