J.G. Petrucci has started demolition on Guardian Life Insurance’s former Lehigh Valley office building located at 3900 Burgess Place in Hanover Township, Pennsylvania. The firm will demolish the 196,823 sq. ft., three building structure, to make way for a three building, 470,000 sq. ft., flex industrial center that will be branded as Lehigh Valley Flex Center.
“An important and often overlooked element of economic development is the redevelopment of brownfields and the rehabilitation of vacant buildings into new, vibrant uses for the region,” said Don Cunningham, President and CEO of Lehigh Valley Economic Development Corporation. “We’re grateful that J.G. Petrucci has once again breathed new life into another Lehigh Valley property, particularly one that serves the growing need for smaller industrial flex space in the region to meet manufacturing demand.”
Constructed in 1983 and situated on 31 acres, the former Guardian office building featured a dated design comprised of private office spaces, conference rooms, cubicles, limited day light, and restricted views of the outdoors. As one of the largest employers in the Lehigh Valley, the company chose to construct a new building to attract new talent from the local community and raise the bar on what employees should expect from the work place. The new building enabled all of Guardian’s regional employees to be consolidated under one roof and promotes a more collaborative work environment with features such as open space, walk-up technology support centers, walking trails, fitness center, and pantries on every floor.
“This building really became obsolete over the years and we look forward to replacing it with a highly functional complex that will serve user’s demand for manufacturing and warehouse spaces available for lease in the 50,000 – 160,000 sq. ft. range,” explains Jim Petrucci, Founder and President of J.G. Petrucci Co., Inc.
J.G. Petrucci began demolition at 3900 Burgess Place in Q1 of 2019 and will deliver building one in Q4 of 2019. Lehigh Valley Flex Center will transform an obsolete building in the Lehigh Valley and will offer state-of-the-art warehouse and manufacturing space to operators looking to reach over 40% of the United States population within a day’s drive.
