J.G Petrucci Co., Inc. & Cabot Properties Break Ground on Industrial Warehousing Project in Bensalem, Pennsylvania

J.G. Petrucci Company, Inc. (Petrucci), one of the region’s most respected development and design/build firms, and Cabot Properties (Cabot), a Boston-based private equity real estate firm, recently broke ground on a 320,250 sq. ft. industrial development located at 4626 Somerton Road in Bensalem, Pennsylvania.

Financing for the project was arranged by JLL Capital Markets. Construction is now underway and is being completed by Petrucci’s in-house construction firm, Iron Hill Construction Management, and is set to be delivered in Q4 of 2024. JLL has been engaged as the listing broker for this property.

Industrial Warehousing Project in Bensalem

4626 Somerton Road will be home to a state-of-the-art industrial warehouse/distribution facility spanning 320,250 square feet and featuring 36-foot clear height, 55 tailgate doors, 2 drive-in bays, and 50’ x 54’ column spacing. Positioned on a 19.5-acre plot of land, the site will accommodate 60 trailer spaces and 195 passenger vehicle parking spaces. It will also include 2,500 square feet of office space within the building.

The Bucks County location provides accessibility to nearly every transportation network available, with one third of the nation’s population residing within a single day’s drive. This site is situated for last mile delivery to Philadelphia, as well as larger distribution to the Northeast region. It is 2 miles from the Pennsylvania Turnpike, 5 miles from Interstate 95, and 20 miles from Center City Philadelphia. Furthermore, Bucks County provides prime access to major cities such as New York City (75 miles), Baltimore (120 miles), Washington D.C. (158 miles), and Boston (288 miles).
