J.G. Petrucci welcomes specialized food manufacturer to newly constructed 470,000 sq. ft. Class ‘A’ Flex Industrial Center in Hanover Township, Pennsylvania

Stuffed Puffs has pre-leased 150,000 sq. ft. building at Lehigh Valley Flex Center

Since partnering with The Factory LLC to repurpose a former Bethlehem Steel building in South Bethlehem, Pennsylvania, J.G. Petrucci has continued to assist the innovation center in locating a new home for its latest brand—Stuffed Puffs.

The specialized food manufacturer will lease 150,000 sq. ft. from J.G. Petrucci to expand its manufacturing operations. Stuffed Puffs plans to begin manufacturing its chocolate stuffed marshmallows at Lehigh Valley Flex Center by May 2020.

Stuffed Puffs manufacturers multiple shapes and flavors of marshmallows with various fillings. It initially launched exclusively at Walmart stores and will be expanding to other retailers in 2020. The specialized food manufacturer plans to create over 134 new jobs at the 150,000 sq. ft. warehouse they lease from J.G. Petrucci in Lehigh Valley Flex Center.

Developed and owned by J.G. Petrucci, Lehigh Valley Flex Center is situated on a 31-acre site that was previously home to Guardian Life Insurance. The 470,000 sq. ft. industrial flex center will provide flexible lease options that will meet the demand of manufacturers seeking the opportunity to take advantage of the numerous resources the Lehigh Valley region has to offer.

“The leasing activity at Lehigh Valley Flex Center thus far has been phenomenal. At this time, we have pre-leased building I to Stuffed Puffs and started construction on building II,” explains Peter Polt, Executive Vice President at J.G. Petrucci Co., Inc. “Wall panels for building II will arrive later this month and we plan to deliver the 160,000 sq. ft. building by Q1 2020.”

For this project, J.G. Petrucci utilized its 31+ years of redevelopment experience to determine the highest and best use for Guardian Life Insurance’s former Lehigh Valley office building located at 3900 Burgess Place in Hanover Township, Pennsylvania.
