J.G. Petrucci Company, Inc., in partnership with The Davis Companies, delivered a 361,770 sq. ft. Class-A warehouse and distribution facility at 710 American Boulevard in Bear, Delaware. The ground-up industrial development was built by Iron Hill Construction Management on a 28-acre site in New Castle County.
The facility features 36′ clear height, 68 dock doors, two drive-in doors, high-efficiency LED lighting, and 3,150 sq. ft. of move-in-ready office space. The project also includes extensive trailer and passenger vehicle parking, and was designed with sustainability measures to target LEED Certification. Strategically located near I-95, I-295, and Route 40, the project provides direct access to major East Coast transportation networks and port markets.
“181,000 sq. ft. was leased to third-party logistics provider AMS Fulfillment in 2025. An additional 98,000 sq. ft. was leased to collectibles trading and bidding platform Courtyard.io in 2026.
