J.G. Petrucci Company, Inc. and Iron Hill Construction Management executed the transformation of an obsolete office building into a state-of-the-art 470,000 sq. ft. industrial flex campus. Leveraging extensive experience with brownfield sites and complex construction projects, the team delivered three high-performance buildings designed to accommodate advanced manufacturing, food production, and logistics operations.
The project included full interior demolitions, structural upgrades, and mechanical, electrical, and plumbing improvements. Each building was equipped to meet the specific needs of industrial users, including high clear heights, heavy-load floors, and flexible layouts to support specialized operations.
Building I was pre-leased to marshmallow manufacturer Stuffed Puffs, LLC. Building II is leased to redistribution specialist RJ Schinner Company, Inc. 120,000 sq. ft. in Building III is leased to German logistics company DHL, and the remaining 40,000 sq. ft. was leased to leading pharmaceutical distributor TopRx, LLC.
